Role Purpose

 

The primary purpose of this role is to identify, analyze, and manage real estate investment opportunities to maximize returns while mitigating risks. This involves conducting thorough due diligence, financial modeling, and structuring investments in collaboration with internal and external stakeholders. The role also encompasses preparing and presenting investment opportunities to decision-makers, as well as managing a diverse portfolio of assets to align with strategic investment goals.

Job Accountabilities & Activities

 

- Proactively identify and evaluate potential investment opportunities through market research, networking, and relationships with brokers, developers, and other industry professionals.
- Conduct comprehensive financial analysis, including cash flow modeling, return on investment analysis, and sensitivity analysis, to assess the viability and potential return of prospective real estate investments.
- Lead due diligence efforts for potential acquisitions, including reviewing financial documents, conducting property inspections, and assessing market fundamentals to identify risks and opportunities. Lead negotiations and oversee the preparation of Sale and Purchase Agreements (SPAs) and Shareholder Agreements (SHAs) for acquisitions, ensuring alignment with investment objectives, risk mitigation, and regulatory compliance.
- Collaborate with internal stakeholders and external partners to structure and negotiate investment terms, including purchase price, financing arrangements, and partnership agreements.
- Spearhead the creation and implementation of development programs for greenfield projects, including feasibility studies, zoning analysis, and construction cost estimation.
- Develop robust financial models for greenfield projects, incorporating assumptions related to development costs, financing structures, leasing projections, and market trends to evaluate project feasibility and investment returns.
- Prepare comprehensive investment memorandums and presentations to communicate investment opportunities to the investment committee and shareholders, highlighting key investment thesis, financial analysis, and risk assessment.
- Manage a portfolio of real estate assets, optimizing asset allocation and portfolio diversification to achieve long-term investment objectives.
- Stay abreast of market trends, economic indicators, and regulatory changes affecting the real estate industry to inform investment decisions and strategy.

 

Education & Certifications

 

Bachelor or master’s degree in finance, preferably with a focus on real estate (MSc in Finance or related field).

Required Years of Experience

 

Minimum of 8 – 10 years of experience in real estate investment analysis and portfolio management.
